Knowing whether or not to invest in furnishing for your buy to let property can be tricky. Find out if you can afford the additional expense, and if it will reap or secure any rental return.
If you are a first time landlord, one of the things you may be asking yourself is whether or not to furnish your buy to let property. Do you leave it like a clean slate, to you leave it so it’s ready to move in, or do you partially help with furnishings? You can see the plus side of doing so, but knowing where and how to spend wisely will make all the difference to securing those potential profits.
Start with the basics, like kitchen and bathroom. Every potential tenant will be pleased to see a well equipped newly fitted kitchen, which makes as much use of the space as possible. A new bathroom, no matter what size looks good, and will make for easy cleaning for the tenant.
Appliances can really help a tenant, so include a fridge/freezer, washing machine and cooker. These tend to be costs you can quite easily cover, but to the tenant it’s one more expense if they have to buy their own (and they already feel they are forking out a small fortune to move in)
Ensure when you apply for your buy to let mortgage that you consider the costs of furnishings, if you want to use this feature to help secure rental income.
